Belfast City Council seeks proposals for a sustainable lease of 2 Royal Avenue’s building
Belfast City Council is seeking expressions of interest for the long-term, sustainable use of the ground floor at 2 Royal Avenue.
This iconic Grade B+ listed building, acquired in 2021, has served as a popular community and cultural space on a temporary basis. The next stage aims to secure a financially sustainable lease that preserves its civic character while enhancing Belfast city centre.
The opportunity comprises the ground floor only and extends to approximately 14,250 square feet.
Requirements for proposals
Expressions of interest are welcome from businesses, individuals, groups, or collectives that meet the following criteria:
- Public-facing element – The long-term use should retain aspects of the civic, inclusive space currently offered.
- Financial sustainability – The proposal must operate without ongoing funding from Belfast City Council.
- Heritage and regeneration impact – Uses that maximise the building’s heritage value and deliver economic, social, and placemaking benefits are encouraged.
- Compatibility – The proposed use should complement the planned LGBTQIA+ Hub on the first floor.
Proposals should promote accessibility and inclusivity, encourage public enjoyment of the listed building, and have potential for cultural activities, independent retail, artisan food, and creative experiences.
